The studio is located above a traditional pub, giving it a lively local atmosphere. It’s typically very quiet during the week, while weekends may have a little more buzz from the pub below.

A £25 security deposit is required for all bookings.

The deposit must be paid at the time of booking via credit or debit card using our secure check-in link provided through Zeevou.

This deposit is not a charge and is held as security against damage, missing items, excessive cleaning, or breaches of house rules during your stay.

Provided the property is left in good condition and no issues are reported, the full £25 deposit will be automatically released back to your card after checkout.

Please allow approximately 2–4 days for the funds to appear back in your account, depending on your bank.

By booking and staying at this property, you agree to comply with the following house rules. These rules are in place to ensure a comfortable stay for all guests and to respect the residential nature of the building and our neighbours. Quiet hours are strictly enforced between 11:00 PM and 7:00 AM.

The property is equipped with a Minut noise monitoring device, which measures overall noise levels only. It does not record conversations or audio.

Excessive noise is not permitted at any time, particularly during quiet hours.

Smoking is strictly prohibited anywhere inside the property, including bedrooms, bathrooms, common areas, and near open windows.

Smoking is also not permitted on the balcony, at entrances, or anywhere within the building.

Parties, events, or gatherings are not permitted at any time.

Only the number of guests confirmed in the booking may stay overnight.

Visitors are not allowed without prior written approval from the host.

For safety and security purposes, a camera is installed, monitoring external areas only.

There are no cameras or recording devices inside the property.

All surveillance and monitoring devices are fully disclosed and compliant with Airbnb policies and local regulations.

All devices within the property must not be touched, moved, covered, unplugged, disabled, or tampered with in any way.

This includes (but is not limited to):

• Smoke detectors

• Wi-Fi equipment and routers

• Thermostats and heating controls

Please treat the property with care.

Any damage, missing items, or excessive cleaning required will be charged to the guest.

Guests are fully responsible for the behaviour of all members of their group.
